Five steps from a shoebox of statements to reports you can file from.

Add your properties
Address, units, market value. Group them into sub-portfolios if you invest with different partners or in different markets.

Bring in your transactions
Import statement files from any US bank or card. Duplicates are skipped automatically, so overlapping downloads are fine.

Book them once
Choose a type and category for each transaction, and which property it belongs to. Save a rule and the next ones book themselves. Similar transactions are suggested for you.

Add loans, assets and the extras
Mortgage payments split into interest, principal and escrow. Buildings depreciate on schedule. Mileage, leases, vendors with 1099 tracking, receipts and notes all live alongside.

Run reports
Net income, owner statements, rent roll, operating cash flow, NOI, cap rate, cash on cash, balance sheet, trial balance, general ledger, Schedule E and Form 8825. Export any of them as CSV or PDF.
