Getting started

What does RentariIQ do?

RentariIQ organizes rental property bookkeeping: transactions, properties, accounts, loan payments, supporting records and financial reports in one workspace.

Who is it for?

Rental property owners, investors and the accountants or bookkeeping partners they invite to their portfolios.

Can I use it for multi-unit or short-term rentals?

Yes. Organize properties and units, then assign entries to the appropriate rental. Short-term payout records need to be prepared in a supported import format; direct booking-platform parsing is not advertised.

Does it collect rent or screen tenants?

RentariIQ focuses on bookkeeping. Connected Rentari accounts may use property management features in Rentari; the RentariIQ workspace tracks the accounting records.

Imports and your records

Which files can I import?

Bank transaction files in OFX, QFX and QBO formats, plus CSV and XLSX files using the spreadsheet template. Manager accounts also support readable or scanned PDF statements with a review step before booking.

Do I have to link my bank?

No. Statement uploads work without a bank connection. Live linking is shown only when enabled in your environment.

How do rules work?

Rules match a transaction description, optionally with an amount or source account, and reuse the booking type, category and property you chose.

Can I keep receipts and loan records?

Yes. Store receipts and documents, track loans and escrow, and use payment templates for principal, interest and escrow splits.

Pricing, access and reports

Is pricing per property?

No. One subscription covers a portfolio with unlimited properties, units and transactions. A separate portfolio has its own plan.

Can my accountant access the books?

Yes. Invite your accountant with read-only access to review the portfolio and run reports. Full access is also available for trusted collaborators.

Can I export financial reports?

Yes. Financial reports provide CSV, Excel and PDF exports. Tax preparation reports are generated from your entries and should be reviewed with a qualified professional.

Does RentariIQ file taxes or provide tax advice?

No. The app provides bookkeeping and tax preparation reports, including Schedule E and Form 8825. These are not tax advice or filed returns.
