Set up RentariIQ from Rentari
When the connection is available, linked portfolios use eligible Rentari Prime or Scale access. Use your live Rentari account with a verified email and financial access as the landlord, a co-owner or a portfolio administrator.

When the connection is enabled, a linked portfolio uses the owner's eligible Rentari Prime or Scale plan. RentariIQ does not require a separate paid upgrade for that linked portfolio. Manage its plan in Rentari.

If the connection finds an existing RentariIQ account with the same email, sign in to it in the same browser. Then return to Rentari and open Accounting again. This confirms that you control the existing account.

What syncs from Rentari and where to make corrections
Sync brings across the source portfolio's properties, units and available vendors, plus supported income and expense entries that are booked and marked paid, completed or cleared in Rentari. Supported refunds reduce the corresponding income or expense.

Before booking a bank deposit or withdrawal, look for the underlying income or expense in Booked transactions. If it arrived through Rentari sync, it is already in your books through Rentari payments.

Sync imports vendors available to the Rentari portfolio. Change a synced vendor's name, email or phone in Rentari and sync again. Those source fields cannot be edited independently in RentariIQ.

Return to Rentari and open Accounting again in the same browser. Let the new connection finish. Old connection links expire and cannot be reused; do not bookmark or share them.

Use a report's export for CSV or PDF output. Your data offers a separate JSON download of your account and portfolios you own. For shared portfolios, that download contains portfolio and access information rather than the owner's full books.

A portfolio is one set of books. If you are connecting from Rentari, follow the setup guide before creating a separate portfolio or re-entering records.

Add or open an account in Banking and choose Import. Supported files include OFX, QFX, QBO, CSV and XLSX. For a spreadsheet, use the template and review the date, description and amount columns.

Open an unbooked row with Book. Choose the transaction type, accounts and property or unit, review the amount and save. Suggestions help fill the form; they do not confirm that a category is correct.

A rule matches description text without regard to letter case and can narrow the match by account, direction or amount. Review its category and property so similar payments are not assigned to the wrong rental.

Add a property manager account when a manager collects rent and pays bills for you. A Net Income transaction can record the statement's revenue and expense lines into that account.

Record loans, escrow and opening balances
Add the loan and review its suggested opening balance against lender records and your bookkeeping start date. A payment template separates interest, principal and escrow; matching imported payments may be booked automatically.

Choose a report, its date range and available property, unit or sub-portfolio filters. Where a report offers a detail link, open it to inspect the underlying entries.

Use Tax Review to inspect the records behind tax reports, including unbooked imports and available depreciation, mileage and escrow checks. Confirm the tax year and property before exporting Schedule E, Form 8825 or a tax packet.

Add the asset's basis and applicable setup details. Record its purchase or opening balance in the appropriate flow and keep supporting documentation. A purchase and its depreciation are different entries.

Record each trip's date, distance, purpose and relevant property. Review the mileage estimate and supporting log before using it in a tax report. Confirm the applicable rate and eligibility with your preparer.

Choose the schedule, start date, accounts and property. Saving a template can book occurrences already due, so check the start date and existing entries first. Scheduled processing handles future occurrences as they become due.

Reconcile a bank or card account against its statement and resolve differences before completing reconciliation. A reconciliation lock or portfolio close date can prevent earlier entries from changing.
