Reconcile a rental account against its statement

Review statement dates, balances and missing activity before completing a reconciliation.

Illustrative scene of rental owners and their everyday property work.

The quick read

Key points

  • Use the same account and statement period.
  • Review booked and unbooked activity for omissions or duplicates.
  • Resolve differences before completing reconciliation.

Start with the source statement

Open the rental bank or card account and keep its statement beside your books. Use the statement period and ending balance for the review. Check that the account represents the same real-world account and that its opening balance belongs to the bookkeeping start date.

Review the activity in the books

Import the supported transaction file and review the results. Unbooked feed rows do not affect balances, while matching rules may already have booked familiar rows. Check booked activity as well as the remaining feed before treating an amount as missing.

Resolve differences with evidence

Look for missing entries, overlapping downloads, transfers and changes to transaction dates. Compare amounts and descriptions with the source statement. Keep corrections attached to their explanation rather than adding an unexplained amount just to make the totals agree.

Complete the review before locking

Finish reconciliation only after resolving the differences. Reconciliation locks and portfolio close dates can restrict earlier changes. Save your statement with the supporting records and share unresolved questions with your accountant before closing the period.

Before you finish

  • Use the same account and statement period.
  • Review booked and unbooked activity for omissions or duplicates.
  • Resolve differences before completing reconciliation.
